The City of Boca Raton Development Services Department January 2026 “Projects in Review” tracker lists 47 active projects and cases still moving through the city’s land-use and development review system. The list covers a wide range of applications, from rezonings and conditional uses to site plan amendments and text changes to city codes.
Most of the entries were filed in 2025 and remained active heading into 2026. The tracker also includes carryover items filed in 2024 and earlier, plus at least one newly filed item dated in January 2026, showing that the city’s review docket spans multiple years and doesn’t reset cleanly with the calendar.
For residents, the key point is what “in review” means here. It is not a construction schedule. It is a status snapshot of cases that have been submitted and are still in the system. Some are waiting on hearings. Others are in staff review. Some show past board action and the next step sitting with another body or not yet scheduled.
A few items in the tracker stand out as city-shaping or widely watched because they touch downtown, large sites, or major institutions. That includes the Downtown Campus P3 / long-term lease (Commonly referred to as One Boca) request tied to multiple city-owned parcels near downtown, along with large mixed-use or redevelopment cases such as The Aletto at Sanborn Square, Royal Palm Place (parking structure and hotel), and Mizner Plaza (downtown redevelopment).
But the bulk of the pipeline is the steady flow of development work that changes commercial corridors and office parks one site plan amendment at a time: new buildings, additions, parking modifications, conversions of uses, and code cases that affect what can be built and where.
