BOCA RATON, FL (Boca Post) (Copyright © 2025) — A St. Lucie County woman has filed a civil lawsuit in Palm Beach County Circuit Court, alleging she was injured after stepping into an unmarked hole in a parking lot median at a Boca Raton shopping center earlier this year.

The complaint, filed December 17, 2025, is styled Mary Stumpf v. Boca SVP LLC and Janoura Realty & Management, Inc., Case No. 502025CA013120XXXAMB, in the Fifteenth Judicial Circuit Court in and for Palm Beach County.

According to the filing, Mary Stumpf alleges she was lawfully on the property known as the Shoppes at Village Pointe, located at 2970–6030 Southwest 18th Street, just west of Military Trail. The lawsuit says the incident happened on or about February 27, 2025.

Stumpf claims she was a passenger in a vehicle that parked in the shopping center lot. When she exited from the front passenger side, she allegedly stepped into a deep hole in a parking lot median area. The hole, the complaint says, was left unmarked and unattended. She fell.

The lawsuit names Boca SVP LLC as the owner of the premises and Janoura Realty & Management, Inc. as the company responsible for managing and maintaining the property at the time. Both defendants are alleged to have controlled the parking lot and median areas where the fall occurred.

In the first count, Stumpf brings a premises liability claim against Boca SVP LLC. The complaint alleges the company owed a duty to business invitees to maintain the property in a reasonably safe condition. It further alleges Boca SVP LLC failed to properly maintain the median area, failed to inspect it, failed to warn of a dangerous condition, and failed to repair or correct the alleged hole despite knowing, or having reason to know, it existed.

The complaint lists the alleged failures separately, but the theme is the same. Poor maintenance. No warning. No fix.

A second count raises similar allegations against Janoura Realty & Management, Inc. The lawsuit alleges the management company also owed a duty to keep the premises reasonably safe for people lawfully on the property. It claims Janoura failed to maintain or inspect the median area, failed to warn of the hole, and failed to correct what the complaint describes as an unreasonably dangerous condition.

Both counts allege that as a direct result of the defendants’ actions or omissions, Stumpf suffered serious bodily injuries when she stepped into the hole and fell.

The lawsuit claims those injuries include pain and suffering, disability, scarring, disfigurement, and mental anguish. It also alleges loss of enjoyment of life, past and future medical expenses, and losses related to earning capacity. The complaint states some injuries are permanent or continuing, and that Stumpf will suffer future losses.

The filing seeks damages in excess of $50,000, exclusive of costs, interest, and attorneys’ fees, and demands a jury trial on all issues so triable. The complaint does not specify an exact dollar amount, stating the value of the claim will be determined by a jury.

Stumpf is represented by attorney Byron T. Jackson of Morgan & Morgan, P.A., based in Port St. Lucie. Court records list Boca SVP LLC as a Florida limited liability company and Janoura Realty & Management, Inc. as a Florida profit corporation.

As of the filing date, no response or defenses from the defendants appear in the public docket.
