Boca Grove HOA Sues Developer Over Alleged $347K in Unpaid Assessments

BOCA RATON, FL (Boca Post) (Copyright © 2026) — A Boca Raton homeowners association has filed a civil lawsuit in Palm Beach County seeking to foreclose an assessment lien and recover money it says is owed in unpaid dues and related charges at a Boca Grove property.

The case, Boca Grove Property Owner’s Association, Inc. v. Krollkrew Developments, LLC, et al., was filed Feb. 25, 2026, in the Circuit Court of the 15th Judicial Circuit in and for Palm Beach County, Florida, under Case No. 502026CA002262XXXAMB (Div. AD). The association is represented by Greenspoon Marder LLP, according to the verified complaint. The complaint does not list defense counsel for the defendants.

In its verified pleading, Boca Grove Property Owner’s Association, Inc. identifies itself as a property owners association governed by Florida Statutes Chapter 720 and says the suit concerns assessments it levied for maintenance and other charges authorized under Boca Grove’s recorded declaration of covenants and restrictions.

The complaint centers on a property the association describes as located at 7135 Valencia Drive, Boca Raton, Florida 33433, identified as Lot 14, Boca Grove Plantation, P.U.D., according to the filing. The association alleges that in or about December 2021, Meir Kroll applied for participation in a builder or renovator program connected to that property.

The association alleges that a related entity, Krollkrew LLC, purchased the property on July 18, 2022, and later transferred title. According to the complaint, Krollkrew LLC transferred the property to Krollkrew Developments, LLC via a quitclaim deed recorded in July 2024, and the association alleges Krollkrew Developments, LLC is the fee simple owner. The complaint further alleges Kroll is the designated voting member on behalf of the company for the property.

The lawsuit has two counts. In Count I, the association seeks foreclosure of what it describes as a recorded claim of lien for unpaid assessments, citing its declaration and Florida Statutes Chapter 720. The association alleges the defendants failed to pay assessments in full starting in July 2024 and describes a series of notices sent before the lien and foreclosure action, including a notice of late assessment in December 2024 and a notice of intent to record a claim of lien in January 2025.

The association alleges it recorded a claim of lien on April 3, 2025, and cites its location in the Palm Beach County public records. It also alleges it sent a notice of delinquent assessment and intent to foreclose, along with a copy of the recorded lien, on April 11, 2025.

As of Jan. 31, 2026, the association alleges the defendants were indebted in the principal amount of $290,204.17, with $59,389.72 in interest, less $2,399.00 in payments, for an alleged total of $347,194.89, plus additional assessments, interest, costs, and attorneys’ fees that it says continue to accrue. The complaint states the association retained Greenspoon Marder LLP and alleges it is entitled to recover attorneys’ fees and costs under its declaration and Chapter 720.

Along with foreclosure, the association asks the court to determine the amounts due, award a final judgment, and order a sale of the property to satisfy the alleged lien if the sums are not paid. The complaint also seeks other relief described in the pleading, including a potential deficiency judgment if the sale does not cover the amount the association claims is owed.

In Count II, labeled “Damages,” the association seeks a money judgment against Krollkrew Developments, LLC and Meir Kroll to recover what it alleges are delinquent assessments, interest, costs, and attorneys’ fees owed under the governing documents attached to the complaint.

All allegations described above are claims in a civil complaint and have not been proven in court.

As of publication, the home is listed on Zillow with an asking price of $8,350,000. The listing identifies the property as a luxury residence within Boca Grove Plantation in Boca Raton.

The listing price and marketing information are separate from the allegations contained in the civil complaint. The lawsuit filed by Boca Grove Property Owner’s Association, Inc. concerns alleged unpaid assessments and lien foreclosure claims and does not reference the current listing status.
