BOCA RATON, FL (Boca Post) (Copyright © 2025) — Some of Palm Beach County’s highest-priced home sales in 2025 happened quietly, recorded weeks later in public filings after deals were finalized behind closed doors.

There were many nine-figure real estate transactions in Palm Beach County this year. This least features only the top 15 single-family residential properties. Those transactions clustered almost entirely along the Palm Beach County’s coastline, where large estates and oceanfront parcels continue to command premium prices.

Below are the 15 most expensive single-family home sales recorded in Palm Beach County in 2025, ranked by recorded consideration.

1. $97.5 million — 11465 Old Harbour Road, unincorporated Palm Beach County
The most expensive single-family home sale recorded in Palm Beach County in 2025 involved a waterfront estate on Old Harbour Road, which changed hands in December. Property Appraiser records show the residence sits on roughly 1.45 acres and contains about 10,170 square feet of living area. Built in 2013, the home includes six bedrooms and eight bathrooms. The buyer was Finally Home LLC, with William Wrigley Jr. listed as trustee on the seller side. The property carried an assessed and total market value of approximately $41.3 million at the time of sale.

2. $86.5 million — 203 South Lake Trail, Palm Beach
A South Lake Trail estate sold in July for $86.5 million, ranking second on the list. The single-family home occupies about 1.66 acres and offers approximately 13,388 square feet of living area. Built in 1938, the residence includes five bedrooms and a total of nine bathrooms, including one half bath. The buyers were Christopher B. Lacaria, as trustee, and the 203 South Lake Land Trust, while the sellers were Gerald and Darlene Jordan. Property Appraiser records show an assessed value of about $22.9 million and a total market value near $56.9 million.

3. $61.75 million — 1160 South Ocean Boulevard, Manalapan
An oceanfront estate along Manalapan’s barrier island sold in December for $61.75 million. The property spans roughly 1.73 acres and includes a single-family home with approximately 14,814 square feet of living area. Built in 1995, the residence features seven bedrooms, ten full bathrooms, and two half bathrooms. The buyer was Herbert Alvin Wertheim, trustee of the Ocean Boulevard Estate Trust, while City National Bank of Florida, as trustee for the NBU Land Trust, was listed as the seller. 4. $59 million — 701 South Ocean Boulevard, Delray Beach

Built in 2023, the home includes five bedrooms, nine full bathrooms, and two half bathrooms. The buyer was BNY Mellon NA, acting as trustee for the 701 South Ocean Trust, and the seller was 701 South Ocean LLC. The property’s assessed value stood near $29.7 million, with a total market value of about $33.3 million.

5. $58 million — 965 North Ocean Boulevard, Palm Beach
A North Ocean Boulevard parcel in Palm Beach recorded a $58 million transfer in October. Property Appraiser records list the 1.24-acre site as vacant residential land at the time of sale, indicating a teardown or redevelopment opportunity. The buyer was 965 NOB LLC, while 965 North Ocean Boulevard LLC was listed as the seller. The parcel carried an assessed and total market value of approximately $43.1 million.

6. $55.5 million — 1120 South Ocean Boulevard, Manalapan
Another Manalapan oceanfront property sold in May for $55.5 million. The parcel spans roughly 3.63 acres and was listed as vacant residential land in Property Appraiser records at the time of transfer. Whiskey Tango 1120 LLC purchased the property from 1140 South Ocean LLC. The assessed and total market value were both listed at approximately $32.4 million.

7. $51.42 million — 516 South Ocean Boulevard, Palm Beach
A Palm Beach estate along South Ocean Boulevard sold in April for $51.42 million. The single-family home sits on about 0.54 acres and contains roughly 8,423 square feet of living area. Built in 2015, the residence includes five bedrooms, seven full bathrooms, and two half bathrooms. Four Zs LLC was listed as the buyer, while Guy Rabideau, trustee of the 516SOB Trust, was the seller. The property carried an assessed value of about $28.5 million and a total market value near $35 million.

8. $51.12 million — 2325 South Ocean Boulevard, Boca Raton
Boca Raton’s highest-priced single-family sale of the year occurred in July, when an oceanfront estate on South Ocean Boulevard sold for just over $51.1 million. The property spans approximately 1.5 acres and includes a residence with about 17,076 square feet of living area. Built in 2008, the home features nine bedrooms, ten full bathrooms, and four half bathrooms. The buyers were Eugene and Olga Nonko, trustees of the Mar Pietra Land Trust, while Massimo Musa was listed as the seller. Property Appraiser records show an assessed value of roughly $13.8 million and a total market value of about $35.3 million.

9. $50.23 million — 12032 East End, unincorporated Palm Beach County
A waterfront estate in unincorporated Palm Beach County sold in May for $50.23 million. The 1.39-acre property includes a single-family home with approximately 10,514 square feet of living area. Built in 1992, the residence contains six bedrooms, six full bathrooms, and three half bathrooms. Fontaine Road LLC purchased the property from Maurice Pinsonnault Management Inc. The assessed and total market value were both listed at about $24.1 million.

10. $49.12 million — 1400 South Ocean Boulevard, Manalapan
An oceanfront estate on South Ocean Boulevard in Manalapan sold in February for $49.12 million. The property spans roughly 1.84 acres and includes a single-family residence with approximately 16,174 square feet of living area. Built in 2015, the home features seven bedrooms, nine full bathrooms, and four half bathrooms. David A. Frecka, as trustee, purchased the property from members of the Mantena family. The assessed and total market value were each listed at about $32 million.

11. $48.5 million — 1519 North Ocean Way, Palm Beach
A North Ocean Way estate sold in May for $48.5 million. Property Appraiser records show the 0.44-acre property includes a residence with approximately 9,136 square feet of living area. Built in 1936, the home contains ten bedrooms, eleven full bathrooms, and one half bathroom. The buyers were Kelly J. and Duane Roberts, trustees of a community property trust, while the sellers were 1519 N Ocean Way 1 LLC and 1519 N Ocean Way 2 LLC. The assessed value was about $23.8 million, with a total market value near $28.9 million.

12. $48 million — 152 Bears Club Drive, Jupiter
Jupiter’s sole entry on the list involved a Bears Club estate that sold in February for $48 million. The 2.4-acre property includes a single-family home built in 2021 with approximately 16,337 square feet of living area. The residence features five bedrooms, seven full bathrooms, and three half bathrooms. Francis and Dolores Mennella purchased the property from Edward and Ashley Brown. The assessed value was listed at roughly $28.4 million, with a total market value of about $39.1 million.

13. $41.5 million — 16171 Quiet Vista Circle, Delray Beach
A Stone Creek Ranch estate sold in early February for $41.5 million, making it one of the most expensive residential transactions ever recorded in Delray Beach. The property spans about 2.51 acres and includes a newly built home completed in 2024 with approximately 19,563 square feet of living area. The residence features seven bedrooms, nine full bathrooms, and two half bathrooms. The buyer was WMCF Realty LLC, as trustee for the 16171 Quiet Vista Circle Land Trust, while Stone Creek Ranch Homes LLC was the seller. The assessed and total market value were both listed at about $30.4 million.

14. $40 million — 1230 South Ocean Boulevard, Palm Beach
A South Ocean Boulevard estate changed hands in March for $40 million. The property sits on roughly 0.96 acres and includes a single-family home built in 1986 with approximately 9,047 square feet of living area. The residence contains five bedrooms and eight bathrooms. Julie Chrystyn Opperman, as trustee of a marital trust, purchased the property from 1230 LLC. The assessed value was about $15.2 million, with a total market value near $29 million.

15. $38.75 million — 1742 South Ocean Boulevard, Palm Beach
Rounding out the list was a South Ocean Boulevard estate that sold in June for $38.75 million. The 0.62-acre property includes a home built in 2024 with approximately 8,170 square feet of living area. The residence features six bedrooms, seven full bathrooms, and one half bathroom. David E. Klein, as trustee of the 1742 South Ocean Trust, purchased the property from 1742 LLC. The assessed value was listed at about $22.3 million, with a total market value of approximately $23.7 million.
